RICS Reports

RICS Level 2 Home Survey Reports (formerly Homebuyer Reports)


Our RICS template reports provide more extensive information for your proposed purchase of a conventional house, flat or bungalow, built from common materials.

Provides information and advice on construction, condition and repairs, which you’ll find of great value when assessing whether it’s the right property for you.

Can be provided with or without a valuation of the property (reports with a valuation also include an insurance re-instatement figure)

The surveyor will request and consider any specific areas of concern you may have at the property prior to the survey and these will be examined and appropriate advice provided.

The report includes


  • An extensive inspection of the property by an RICS qualified Chartered Surveyor
  • A list of problems that the surveyor considers may affect the property and its future saleability and value
  • Advice on repairs and on-going maintenance
  • Issues that need to be investigated to prevent serious damage or dangerous conditions
  • Legal issues that should be addressed by your conveyancer
  • Information on location, local environment and the recorded energy efficiency (where available)

The report is a standard format and uses a clear “traffic light” system:

Condition ratings

Condition rating 3
Defects that are serious and/or need to be repaired, replaced or investigated urgently.

Condition rating 2
Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.

Condition rating 1
No repair is currently needed. The property must be maintained in the normal way.

NI 
Area not inspected with explanation as to the reasons.

Level 3 Building Surveys


We do not carry out level 3 surveys, as we consider there is limited demand for this level of report in our area.

Level 3 surveys attempt to identify defects at a property and provide a detailed description explaining how the defect can be remedied. This information is often unnecessary if the purchaser is not prepared to carry out the repair works.

Assurvey Level 2 Home Surveys are considered sufficient in the majority of cases to enable you to make an informed buying decision about most properties in our area.

If we think the property is not suitable for a level 2 report, we will advise you accordingly.
